Greenspace is an opportunistic real estate fund investing capital in properties & early stage real estate technology (“proptech”) startups.
By using proprietary, tech-forward sourcing systems and strategically partnering with localized market operators, we can access deals within fragmented segments of the real estate market that are beyond the reach of institutional investors. Using our industry expertise and network relationships, we drive value through a combination of capital improvements, financial repositioning, and operational streamlining in order to produce outsized returns.
For proptech, we target companies who are innovating within the built world: whether creating better experiences for inhabitants - residential & commercial alike, making building operations more sustainable & efficient, or improving industry processes & systems. As a real estate holding company (“propco”) we establish mutually beneficial partnerships with proptech operators (“opco”) via propco/opco structures that will maximize the value of our properties and unlock uniquely scalable methods of sourcing deals.

Michael Falgione is a Co-Founder and Managing Partner at Greenspace Capital, where he guides the firm’s strategic vision across real estate and proptech investments.
Prior to starting Greenspace, Michael began his career in real estate private equity at The Hampshire Companies where he helped acquire and manage over $2 billion of commercial properties spanning multifamily, industrial, office, retail, and self-storage. He then worked as a Director of Strategy & Operations at WeWork, where he launched and scaled new business lines that added over $250 million of annual revenue to the company.
Michael is originally from New Jersey and currently lives in Los Angeles. He graduated from Villanova University, where he received his BA in finance and real estate.
